Hardwood flooring on porch


I need some help please.... my husband and I are restoring and old hotel built in the early 1900's, our problem is that we are trying to leave our front porch hardwood without painting. We didn't want to use the regular stain that is made because most of it says that it will gray or has a tint to it. We have beautiful red and white oak floors that we just want to show off. We tried marine grade varnish thinking it would seal with no luck and now we are trying resin but not sure that will work either. Is there anyone who has been crazy enough to do this and know what we need to seal the porch without covering its beauty?

Varnish or polyurethane will definitely seal the floor, but it will take more than one coat. Note that it will yellow with age and exposure to UV light.
