Wall stain from hinge

2006

In our Fl. home, interior doors that are frequently open and closed leave a black stain on the wall next to the hinge.

I can scrub it off but eventually it removes the paint. Is this carbon? Is it a result of living near the ocean ? I have cut

felt pads to fit the hinge but these are hard to keep on a frequently used door. Is it a result of the finish on the henge?

They are brass. How can I solve this problem before we repaint our walls?

Hi Sarah,
You could remove the hinges from the door, clean them well and give them two light coats of clear lacquer. It would be best to hang them with fishing line to be sure you cover all surfaces. Coat the hinge pins separately as well. After they dry completely you can use a silicone spray this on eBay or Amazon [affil links] for a lubricant. I would bet if the hinges are older they are leaded brass. It may be lead you are getting on the wall, or it could very well be carbon. If the hinges don't clean up well the local hardware store sells hinges that are lacquer coated. Good Luck!
